به گزارش وبسایت فردی مک Freddie Mac، میانگین نرخ بهره وام مسکن 30 ساله در هفته منتهی به 18 مارس، 3.09 درصد بود.
مسکن آمریکا با انتخاب گزیده ای از مقاله منتشر شده در وبسایت magazine.realtor، در مورد افزایش نرخ بهره وام مسکن در آمریکا به نکاتی اشاره می کند.
اقتصاددانان همچنان به خریداران خانه یادآوری می کنند که نرخ بهره وام های مسکن هنوز در پایین ترین سطح تاریخ خود و در حدود 3 درصد می باشد. نادیا اوانجلو Nadia Evangelou، اقتصاددان ارشد و مدیر پیش بینی در انجمن ملی مشاورین املاک، در وبلاگ انجمن اقتصاددانان نوشت: “حتی اگر افزایش نرخ بهره وام مسکن در اواخر سال جاری هم همچنان ادامه داشته باشد، با پایین نگه داشتن نرخ بهره وام توسط فدرال رزرو، نرخ بهره وام مسکن برای خریداران خانه و صاحبان خانه که قصد ریفاینانس کردن وام خود را دارند همچنان مطلوب است.”
اکنون به نظر نمی رسد که افزایش نرخ بهره وام مسکن مانعی برای خریداران خانه باشد. اوانجلو اشاره می کند که: فعالیت وام خرید مسکن همچنان زیاد است و فروش خانه های جدید یا خانه های موجود در بالاترین سطح 14 سال اخیر است.

- وام مسکن 30 ساله با نرخ ثابت: به طور متوسط 3.09 درصد است، با میانگین 0.7 امتیاز، نسبت به میانگین 3.05 درصدی هفته گذشته افزایش یافت. سال گذشته در همین زمان، نرخ بهره وام مسکن 30 ساله به طور متوسط 3.65 درصد بوده است.
- وام مسکن 15 ساله با نرخ ثابت: به طور متوسط 2.40 درصد است، با میانگین 0.7 امتیاز، نسبت به میانگین 2.38 درصدی هفته گذشته افزایش یافت. یک سال پیش نرخ بهره وام مسکن 15 ساله با نرخ ثابت به طور متوسط 3.06 درصد بوده است.
- وام مسکن 5 ساله با نرخ بهره قابل تنظیم: به طور متوسط 2.79 درصد است، با میانگین 0.3 امتیاز، نسبت به میانگین 2.77 درصدی هفته گذشته افزایش یافت. یک سال پیش وام های مسکن 5 ساله با نرخ بهره متغیر به طور متوسط 3.11 درصد بود.
